Property Description

Description available in   English

The former "Stalin Allee" was the showpiece of the DDR leaders who wanted to build well-equipped workers' flats along a "socialist" main street. They constructed large apartment buildings fitted with such luxuries as central heating and waste-disposal units, to be let at low rents. Today the whole area of the street is under heritage protection order and the houses are being refurbished. The block was built in 1952 by the architect Hanns Hopp, as part of an internationally unique and listed monument. The section was finished until 1956. Today's Karl-Marx-Allee / Frankfurter Allee are characterized by residential blocks from the 1950s in the style of designated Classicism. The apart-ments possessed even then a good floor plan, central heating, elevators and garbage chutes. The ceiling high French-style doors to the balconies create an elegant generosity. The ceilings have a height of 3.20 m and all rooms have plaster floors, so it is easy to install a new floor covering. The building structure is made of reinforced concrete and as a result the building is in excellent condition even after over 50 years.
Each apartment will be sold based on the interior "as it stands and lies", so you save on the pur-chase price and expenses of the transaction and you can create your home and as it suits your needs. In addition, all risers (water and electricity) are being replaced and in the non-rented apart-ments the windows are being refurbished or renewed. The facade of the Frankfurter Allee with all the details is being repaired according to conservation guidelines where it is technically necessary. For renovation work on lift and staircase there will be an equal transfer of all purchases in to the savings account of the building. So the work can be done after the sales phase.
In addition, this object allows you, as the last one in Berlin, the amortization of redevelopment cost because the object is a protected monument. The legal basis of the listed building depreciation is § 7h and § 7i of the Income Tax Act: investors can depreciate over 12 years the entire redevelopment costs of the monument and an owner-occupier can depreciate the costs over 10 years.
